What we expect from our Residents.

Cleaning and disposal of rubbish

Residents are responsible for ensuring their own rubbish is disposed of only in the chutes and paladin bins provided. Do not leave rubbish bags in the corridors, on the stairwells or next to the bin chambers. If you are physically challenged and cannot use the chutes, please contact the Wimbledon Park office and special arrangements can be made. The domestic waste is collected twice a week with the exception of bank holidays.

Bulk refuse

If you have any bulky items that you need help disposing of, please contact the Wimbledon Park office and we will be happy to assist you. Do not leave any items of rubbish around the estate. This is a fire hazard and a danger to children. Dumping rubbish is a breach of your tenancy conditions/lease agreement. Council Waste Service: 020 8871 8558

Graffiti and vandalism

In our effort to keep this estate a clean and welcoming environment for us all to live in, we would encourage all residents to work with us and report all graffiti to the Wimbledon Park staff. Removal of racist or offensive graffiti is a high priority and it will be cleaned off within 24 hours. The Council or Wimbledon Park will take legal action against any person who damages the estate. Please help us to make Wimbledon Park the home we want it to be. The Council runs a graffiti hotline where you can report graffiti which you have seen anywhere in the borough. Graffiti hotline number is 0208 871 7049.

Domestic waste

Small rubbish bags can be disposed of in the rubbish chutes. Items too large for the chutes should be taken to the bin chambers. Please do not store rubbish, even temporarily, in common areas. Bin chambers and rubbish chutes are positioned all over the estate please contact the cooperative office to find their location. For fire safety reasons no storage of any furniture or equipments is allowed in the common parts or under staircases even for a short period of time.

Dogs

All dog owners must keep their pets on a leash on the estate and prevent them from fouling the common areas including the gardens. It is a requirement that pets do not cause any form of nuisance to the neighbours.

Leaks

If you notice that water is leaking in your flat or that the sanitary equipment is leaking please call the co-op office during working hours or the housing patrol out of hours.

Balconies

Clean your balcony regularly and make sure that the drain is not blocked. Call the office if you think that there is a problem with the drain. Balcony ceilings should be painted white as they are considered common parts of the estate. The balcony internal brick wall should be painted red brick and not white.

Plants

Plants put on balcony walls are welcomed but they must be secured Please make sure that your plants are on the inside of the new railings. Please ensure that your pots are fitted with water retaining bases to avoid nuisance to neighbours below when watering your plant.

Stopcocks

You regularly need to check the state of the stopcocks in you property. They should be turned anticlockwise and back again at least once a year, to prevent them from seizing up. Most stopcocks can be found in the kitchen and bathroom main stack area. Contact the office if you are unsure.

Residents database

Leaseholders who are subletting their property carry the responsibility of informing their tenants about the co-ops rules and to show them all the amenities and facilities available.Please inform us of new contact informations as it is vital for us to inform you if there are any emergencies.

Dogs and other Animals

You, your friends, relatives, visitors and other persons living in the property, including children, must not do any of the following:

  • keep any animal, which is unsuitable, such as wild, dangerous or poisonous creatures or livestock
  • cause a nuisance by breeding any animals or birds at the property, allow any animal you keep at the property to cause a nuisance to anyone in the local area, including our employees, agents or contractors
  • allow animals to foul in the communal areas of the property or on footpaths or in the play areas in the local area. You must remove and dispose of faeces hygienically
  • feed pigeons, squirrels, foxes and other vermin either at the property or in the communal areas
  • allow your property to become unhygienic

If any animal causes a nuisance we will ask you to remove it from the property. If you live on an estate where dog bylaws are in force you must keep to the rules of the scheme. Please note that dogs have to be micro chipped if they are to stay in Wimbledon Park Estate.

Looking after the property

You must look the property and the communal areas. For example, you must not put anything heavy on the balcony or roof garden that may damage the structure. You must also take care not to damage the fixtures and fittings. You are responsible for repairing any damage to the property which is caused deliberately or negligently by you, your lodgers, friends relatives, visitors or any other person living in the property. You will also have to pay for the cost of repairing any damage to any other property or to the communal areas which was caused deliberately or negligently by you, your visitors, lodgers or any other person living in the property. You must not block communal areas, or do anything that might cause problems for people using the footpaths, passages, or communal areas. In particular you must keep lifts and fire exits clear and free from rubbish. You must look after the communal ares such are stairways and passageways, keep them clean and tidy as possible and clean them as reasonable as possible.

Taking care of your  balcony

You must keep your  balcony area tidy and free from rubbish. You must not hang anything over the balcony walls or rails or from windows, for example, washing. You must not do anything on your balcony which is likely to cause a nuisance to other people, such as allowing water to escape, holding barbecues, or keeping animals.
