These rules help everyone enjoy a clean, safe and respectful environment. They apply to all residents, household members, visitors, and contractors on the estate.

- Be respectful to neighbours at all times.
- Keep noise to a reasonable level, especially between 22:00 and 07:00.
- If hosting visitors or a gathering, be mindful of nearby residents and keep sound
low.
- Dispose of rubbish in the designated chutes or Paladin bins only.
- Tie rubbish bags securely before disposal.
- Do not place large, sharp, heavy or loose items down the chute.
- Use recycling bins correctly; avoid contaminating loads (no plastic bags, foil, soft plastics).
- Bulky items must not be left in corridors, stairwells, bin rooms or outside blocks – speak to the Estate Office for disposal advice.
- Fly-tipping may result in fines issued by the Council.
- Corridors, landings, stairs, entrances and lifts must be kept clear at all times.
- Do not store personal belongings (prams, bikes, shoes, furniture, plants) in shared areas.
- Graffiti, vandalism, or damage to estate property must be reported immediately.
- Lift safety: Only use lifts responsibly and report faults promptly.
- Please help keep lawns, paths and green areas clean and free of litter.
- Dogs must be microchipped, on leads, and owners must clean up after them.
- Cycling, skateboarding or rollerblading is not allowed on pathways for safety reasons.
- Play areas are for children and must be used considerately; supervise young children at all times.
- Ball games are not permitted within the estate.
- Pets must not cause nuisance (noise, fouling, aggressive behaviour).
- Dogs must be registered with the Council.
- Persistent issues may result in action under tenancy/lease agreements.
- Only park in designated areas with a valid permit from the Estate Office.
- Vehicles without a valid permit may be ticketed.
- Motorbikes must use allocated bays.
- Bicycles must be stored in bicycle stands or sheds — not in shared areas.
- Repairs to vehicles are not permitted on estate grounds, except in minor emergencies.
- Permitted hours:
Monday–Friday: 08:00–18:00
Saturday: 08:00–13:00
Not permitted: Sundays and Bank Holidays - Residents must notify neighbours in advance of noisy works.
- Hard flooring must include suitable sound-reducing underlay.
ASB will not be tolerated. Examples include:
- Abuse, threats, intimidation or harassment
- Persistent noise
- Vandalism or damage
- Drug use or drug-related nuisance
- Rubbish dumping or unsafe behaviour
Report ASB to the Estate Office. Criminal matters should also be reported to the police (999 or 101).
- Smoking or vaping is not permitted in indoor shared areas.
- Never throw cigarette ends from balconies.
- Do not keep flammables, barbecues, gas bottles or paraffin in homes or balconies.
- Fire doors must remain closed and unobstructed.
- Report repairs promptly to the Estate Office.
- Grant reasonable access to staff and contractors carrying out works.
- Deliberate damage or negligent behaviour may result in charges.
- Do not tamper with entry systems or allow strangers into buildings.
- Always close communal doors behind you.
- Report suspicious activity to the Estate Office or Police.
- Residents are responsible for the behaviour of visitors and delivery drivers.
- Visitors must not block entrances or park in restricted areas.
- Do not sublet without following the required process (leaseholders must notify the Estate Office).
- Business use of properties is not permitted unless expressly authorised.
- Satellite dishes and external alterations require permission.
- Residents may raise concerns through the WPC Complaints Procedure.
- Feedback is welcomed for continuous improvement of estate services.
